Harwood International leases Harwood No. 2 to 100 percent

Global real estate firm Harwood International signed two leases to bring its Harwood No. 2 development to 100 percent leased.  Winstead expanded its office footprint to include the third floor of the building. Additionally, Canyon Partners has renewed its lease for the second floor.  With the addition of these new leases, HI has leased approximately 177,000 square feet in leases to date in 2022.

JLL’s Andy Leatherman negotiated the lease for Canyon Partners with Harwood International’s Hannah Mesh and Kelly Whaley

Canyon Partners recently relocated its headquarters to Dallas in the Harwood District in 2021 and has renewed their lease in Harwood No. 2.
Winstead has been a tenant in Harwood since 2012 and elected to add 20,678 square feet to its existing footprint in the building for a total of 149,841 RSF.

“We are excited about our expansion and added space in the Winstead Building,” said Howard Mudrick, Executive Director of Winstead. “As one of the first buildings in the Harwood District, we have witnessed the dramatic growth in the area over the past decade. Its central location and amenities make it an ideal location for our clients, attorneys, and professional staff.”

Harwood District’s dedication to customer service and amenities has proven to be an effective means to tenant retention during the return to office and flight to quality movements.

“Harwood International is constantly surveying and keeping a pulse of tenant needs,” said Steven Hall, HI’s VP of Asset Management. “We are fully committed to creating office environments that tenants look forward to coming to every day. We also understand that the needs of tenants are always changing. With every new building, we are evaluating tenants’ needs to help shape future developments.”

Harwood No. 2 was built in 1996 and has received several accolades including the Summit Award’s Excellence in Construction, Most Energy Efficient Building in the U.S., TOBY award from BOMA, and Citation of Honor from the Texas Chapter of the American Society of Architects. The building’s high-end marble and metal materials have ensured long-lasting quality.

Today, the building is home to Marie Gabrielle Restaurant and Gardens, known as Dallas’ hidden gem and one of the most sought-after wedding venues in the city, and features one of the four fitness facilities in the District.

Within its flagship development, Harwood District, Harwood International has continued extensive progress in its master plan development. The firm is currently building Harwood No. 14, a Class AA office tower, which recently reached nearly 70 percent leased after breaking ground just over one year ago. In addition, the firm is underway on its own boutique hotel concept, several new restaurants, and prospecting tenants for over six million square feet in development opportunity. The firm also recently announced a new acquisition of The Luminary, located in the Innovation District.

Harwood International has announced a successful end to 2022 with the expansion of Haynes and Boone, LLP by 24,721 square feet at Harwood No. 14 to bring the total square feet signed by Harwood for the year to over 330,000 square feet.
